General Property Management
Our management team will handle the general administration of your
property.
We will carry out regular checks on your home both during occupation
and when it is unoccupied.
Your monthly management fee covers administration of all your bills
and an ongoing marketing and advertising campaign to give you a return
on your investment. |

2.
Home Rental
We currently have contracts with UK tour operators and also direct
bookings in the UK and USA.
Should you require occasional bookings to top up your own, we will
be only happy to accommodate.
To enable homeowners to keep abreast of their villa rental availability,
GIVV has provided an online reservation system for owners to access,
even from the UK. |

3.
Home Cleaning
If your home is used for short term rentals, guest departure cleaning
and inventory / damage checks are carried out.
Every homeowner has the opportunity to have their homes "spring cleaned."
This is normally done on an annual basis.
We also offer a mid term clean should any guests require this service. |

4.
Lawn Service
We will undertake to do the mowing, weeding, edging etc.
We will also ensure that where irrigation systems are installed that
they are regularly checked and maintained. Any defects found will
be rectified. |

5.
Property Maintenance
Your home will occasionally require remedial work, such as painting
and general repairs.
We will offer you competitive quotations for all necessary work and/or
coordinate any works that you may decide to have carried out. |

6.
Pest Control
Pest control service will be carried out on a monthly basis both internally
and externally.
We will lay insecticides and controlling devices and undertake spraying.
We also offer a free call out service should problems occur. |

7.
Pool & Deck
We will carry out regular maintenance and checks on your pool.
We will also carry out a weekly clean and chemical balance.
In addition to maintaining your pool we will also hose wash your deck
and screens at regular intervals and ensure that any heating system
is switched on or off. |

8.
Licensing, Taxation & Legal Requirements
To comply with statutory laws, we will register your home with the
Florida State Department and the Department of Revenue for tax purposes.
We will also ensure that valid insurance is provided.
To meet the statutory requirements for rental homes there will be
an initial cost for the provision of equipment i.e. fire extinguisher,
notices, first aid equipment. |

9.
Initial Home Set Up
Should you be unable to attend to the closing of your property, we
will oversee the completion and carry out a "walk through" with the
builder to ensure all works are completed to the required standards.
We will also assist you in the provision of mini blinds and other
items that you may require. |

10.
Payment of Bills
We will require you to establish an Owners account with us and maintain
this at a minimal level.
Each month a statement and invoice will be sent to you in order to
replenish your account. |
